When is monsoon season in Arizona?
The National Weather Service defines Arizona's monsoon season as June 15 through September 30. Storms in the Phoenix area tend to peak in July and August. They build quickly in the afternoon and evening, and bring strong winds, dust and short bursts of very heavy rain.
Before the season: roof and attic
- Inspect the roof or have a roofer do it. Look for cracked or slipped tiles, worn underlayment, and damaged flashing around vents, skylights and rooftop AC units.
- Check flat-roof seams and scuppers and clear debris from drains.
- Look in the attic for old water stains on decking or insulation, which point to existing leaks.
- Service evaporative coolers and check that rooftop units are sealed where they meet the roof.
Before the season: drainage around the house
- Clear gutters, downspouts and scuppers of leaves and debris.
- Check that soil slopes away from the foundation.
- Clear yard drains and wash channels so water can leave your lot.
- Check low patios where water can pool against sliding doors.
- Trim trees and shrubs near the roof so wind doesn't drive branches into it.
Before the season: doors, windows and walls
- Replace worn weatherstripping and door sweeps, especially on patio doors.
- Clear window weep holes so water in the frame can drain out.
- Seal stucco cracks and gaps around pipes and wires that enter the house.
- Keep a few sandbags if your home sits low or near a wash.
Before the season: inside the house
- Flush the AC condensate line. Monsoon humidity makes your AC pull more water from the air. Our guide to AC condensate line overflows explains how.
- Test the sump or yard pump if you have one.
- Know where your main water and electrical shutoffs are.
- Review your insurance. Standard homeowners policies exclude flood from rising surface water. Ask your agent about flood coverage and water backup endorsements.
During a storm
- Stay indoors and away from windows during high winds.
- Watch ceilings, patio doors and skylights for drips.
- Put towels at the base of doors where water is getting in.
- Don't go into the attic or onto the roof during the storm.
After a storm
- Walk the house. Check ceilings, closets, patio doors and the attic access.
- Photograph any damage before cleanup.
- Remove standing water and get wet carpet and drywall drying within 24 hours.
- Report the claim to your insurer if the damage is significant. Our guide on what insurance covers explains storm vs flood.
- Call a roofer for roof damage, and a restoration company for the inside.
