Signs of Mold Behind Walls

Hidden mold gives itself away through smell, stains and a history of leaks long before you see it. Here's what to look for.

How can you tell if mold is behind a wall?

The most reliable signs of hidden mold are a persistent musty smell, staining or bubbling paint, and a history of leaks in that area. Mold inside walls grows where water collected and didn't dry: behind sinks and toilets, under windows, along baseboards above a slab leak, or below an AC unit. You often can't see it until the problem is advanced.

7 signs of hidden mold

  1. A musty, earthy smell that's stronger in one room, closet or cabinet, or when the AC starts. Our page on tracing a musty smell explains how to narrow it down.
  2. Stains or discoloration on drywall, ceilings or baseboards, often yellow, brown or gray.
  3. Bubbling, peeling or cracking paint, which can mean moisture behind it.
  4. Warped or soft drywall that feels spongy when pressed.
  5. Swollen or separating baseboards, common above slab leaks.
  6. A past leak in that area that wasn't professionally dried.
  7. Allergy-like symptoms that ease when you leave the house.

Where hidden mold grows in East Valley homes

  • Behind and under kitchen and bathroom sink cabinets
  • Around toilets with a slow leak at the base
  • Inside the wall behind the washing machine
  • In AC closets and around attic air handlers
  • Along baseboards above a slab leak
  • Under windows where monsoon rain gets into the frame
  • In ceilings below roof leaks or evaporative coolers

How to check safely

Don't cut open a wall you suspect has mold without protection. Disturbing mold releases spores into the room.

  1. Use your nose. Smell is the most sensitive mold detector you have.
  2. Look inside sink cabinets with a flashlight, checking the back wall and floor.
  3. Check outlet covers on suspect walls for staining.
  4. Press gently on drywall near baseboards and below windows for soft spots.
  5. Review your history: leaks, water heater failures, roof leaks, AC overflows.

If you find growth, keep the area closed off and avoid spreading it. The EPA says a homeowner can usually clean an area under about 10 square feet with protection. Hidden mold inside walls is usually larger than it looks.

What a professional inspection adds

A mold inspection uses moisture meters to find wet materials and thermal cameras to spot cool, damp areas inside walls and ceilings. It identifies the moisture source, which has to be fixed or the mold returns. Air sampling can help when you smell mold but can't find it. Read more about how fast mold grows after water damage.

When to call a professional

If you notice two or more of these signs, an inspection with moisture meters and thermal imaging can find the wet area without tearing open walls at random.
